General Sales Conditions

These general conditions of sale are intended for the use of the reservation of services in guest rooms in the guest house “Vivenda Descollaz" in Falcoeiras, Portugal. They constitute the reservation contract between the owners Custodia and Laurent Descollaz and the client for the bed and breakfast service.

Our commitment:

The owners Custodia and Laurent undertake to do their utmost to reserve the best welcome to their guests, ensure a pleasant and confortable stay and facilitate their knowledge of the region.

Duration of stay

This contract is concluded for a fixed period. Under no circumstances may the customer claim any right to remain in the premises beyond the contractual period.

Confirmation of the reservation:

After receipt of your reservation, we will send you a confirmation by email and we’ll ask you to pay the deposit within 1 week (except in the case of direct reservation by payment on our website). The reservation is effective upon receipt of the deposit corresponding to 50% of the total amount of the stay. An acknowledgment of receipt will confirm that the deposit has been received. The prices are all taxes included. The deposit can be made either by bank transfer or by credit card to our Stripe account. The balance of the stay must be paid no later than the day of your arrival.

Cancellation by the client or the owner:

All cancellations must be sent by email to the owner or to the client.
In case of cancellation by the client:
• 1 week or less before the start of the stay, the owner retains the deposit paid and reserves the right to claim full payment for the stay.
• between 1 and 4 weeks before the start of the stay, the deposit remains to the owner, unless we can rebook the room (s)
• more than 4 weeks, the deposit is returned to the customer in full.
In the event of a shortened stay, the price corresponding to the cost of the accommodation initially planned remains fully acquired by the owner.

Arrival time:

The client must arrive on the day specified from 3 p.m. until 10 p.m. We ask that you notify us your approximate arrival time. If the client does not appear before 8:00 p.m. on the day of the start of the stay, this contract becomes void and the owner may rebook the guest room (s). The amount of the deposit remains to the owner who reserves the right to claim the balance of the price of accommodation.
In order to provide the best possible service to our customers, we ask that our customers kindly notify us of their food allergies during our email exchanges.

Departure time:

The rooms will be vacated by 12:00 AM on the day of departure.
Any consumption and additional services not mentioned in this contract will be paid the day before departure.
Payment will be made by bank transfer, Stripe or cash.

Change of rooms:

Without the customer being able to claim any compensation, the operator reserves the right to change the room initially reserved by the customer for a room of the same capacity. In such a case, the cost of the reservation remains unchanged.

Room capacity:

This residence contract is established for a specific number of people over 16 years old. If the number of customers exceeds this number allowed, the owner is entitled to refuse additional persons. This refusal cannot be considered as a modification or a breach of the contract on the initiative of the owner.

Pets:

For reasons of hygiene, allergies and tranquility of the guests, pets are not accepted. In the event of non-compliance with this clause by the customer, the refusal to accept animals and its owners by the owner of the guest rooms cannot be assimilated to a modification or breach of the contract on the initiative of the owner.

Minimum stay:

2 nights.

People with reduced mobility:

our guest rooms are not suitable for the reception of people with reduced mobility.

Swimming pool:

access to the swimming pool is possible from 8 a.m. until 9 p.m., daily depending on weather conditions. Access to the swimming pool is secure but young children remain under the vigilance of their parents. Children under 8 years old must be accompanied by an adult in the pool.

Savoir vivre:

Respect for a certain savoir vivre is required of all guests to guarantee the tranquility of the place and the comfort of its guests. The interiors of the Vivenda Descollaz (rooms and living spaces) are completely non-smoking. The big outdoor terrace is available not exclusively to non-smokers. It is strictly forbidden to eat in the rooms. The customer undertakes to comply with the guidelines for living in the rooms and in these general conditions of sale. Any disrespectful attitude towards the other hosts and / or the installations can involve the immediate cancellation of the reservation. Any anomaly or degradation noted with the assumption of responsibility of the room must be immediately announced. The customer undertakes to let the room in perfect condition at the end of his stay and to declare, and assume financially, any possible degradation for which it could be responsible.

Liability:

Vivenda Descollaz accepts no responsibility for loss, theft and / or damage or injury to property or persons on the property, regardless of the cause.

Litigation:

In the event of litigation and in the absence of an amicable agreement, only the authorities of the place on which the owner depends will be competent.

Acceptance of the conditions of sale:

These conditions of sale are subject to change at any time without notice. Acceptance and compliance with these conditions of sale are deemed acquired upon payment of the deposit. Failure to comply with the general conditions of sale and the guidelines for good manners can be considered as breach of the contract on the initiative of the client.
